Aircon cleaning and mould removal in Woollahra

Woollahra is a suburb of long-term owners, and long-term owners tend to have long-term air conditioners. Most of the systems we open here were installed once and never properly cleaned since. We strip them back, treat the mould and make them run the way they used to.

Why Woollahra is different

Why Woollahra air conditioners are usually overdue

More than a third of Woollahra households own their home outright, at 35.6 per cent, and the median age is 42. People stay here. So do their air conditioners.

An air conditioner does not announce that it needs cleaning. It degrades slowly enough that nobody notices. The coil fouls a little each season, the fan picks up a film, the drain narrows, and the system compensates by running longer. Ten years on, the owner has simply adjusted to a unit that takes forty minutes to cool a room it once cooled in fifteen, and has no memory of the difference.

That is the Woollahra pattern. We are rarely called here because something broke. We are called because someone finally noticed a smell, or a power bill, or because the house is being prepared for sale. When we open the indoor head the evidence is usually a decade thick: a barrel fan with mould set hard into the blade roots, and a drain pan with a crust rather than a film.

The suburb also has a lot of older buildings with retrofitted systems. Terraces and semis in Woollahra were not built with air conditioning, so the indoor head is often mounted high on a wall chosen for the pipe run rather than for airflow, and the condenser sits wherever it could legally go. Neither position is convenient to service, which is another reason these units get skipped.

A third of the housing here is semis and terraces and half is flats and apartments, so almost nothing in Woollahra is a straightforward freestanding installation. That is normal for us. It just means the job takes planning rather than improvisation.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Woollahra

Terraces, semis and apartment blocks

Flats and apartments make up 50.4 per cent of occupied dwellings in Woollahra, semis, terraces and townhouses 31.1 per cent, and separate houses 17.8 per cent.

In the terraces off Ocean Street, Moncur Street and Jersey Road the condenser is usually in the rear courtyard, on a bracket above head height, or squeezed into a side setback less than a metre wide. We work in all three. What matters is that we can get a ladder to it and that the courtyard gate is unlocked.

Apartment blocks through the Edgecliff and Queens Park ends of the suburb put the condenser on a balcony or in a shared light well. Balcony units are simple. Light-well units need a building manager contact, which we arrange rather than leaving to you.

Many Woollahra homes sit inside a heritage conservation area. That affects where a condenser may be installed, not whether it can be cleaned, so a clean never needs council approval. If your unit sits in a position that makes servicing genuinely unsafe, we will say so and suggest what could change rather than working around it badly.

Older systems need a lighter hand. We use low-pressure coil cleaning and eco-friendly, non-toxic products rather than high-pressure water, because a fifteen-year-old coil will not survive being blasted and a flattened fin is permanent.

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Woollahra air conditioners

  • Mould set hard into the roots of the barrel fan blades, not just filmed across them
  • A drain pan carrying a crust rather than a film, built up over many seasons
  • Filters that have lost their shape and no longer seal against the housing
  • Indoor heads mounted high above a stairwell where nobody has ever reached them
  • Condensers in narrow heritage setbacks with leaf litter packed hard against the coil
  • Corroded fin edges on units more than a decade old, which need low-pressure cleaning only
  • Drain lines routed through a wall cavity that have silted up and begun to weep
  • Systems that still work but draw far more power than they should for the cooling delivered

About the suburb

About Woollahra

Woollahra is a small, established suburb in Woollahra Municipal Council. The 2021 Census recorded 7,189 residents at a median age of 42, living at an average of 2.2 people per household.

The housing is mixed and almost entirely attached or multi-unit. Flats and apartments make up 50.4 per cent of occupied private dwellings, semis, terraces and townhouses 31.1 per cent, and separate houses only 17.8 per cent.

Outright ownership sits at 35.6 per cent, among the highest in the Eastern Suburbs. Long tenure is the defining feature of this suburb and the reason so many systems here have never had a deep clean.

Much of Woollahra falls within heritage conservation areas. The suburb sits between Paddington, Double Bay, Bondi Junction and Queens Park, with Centennial Park along its southern edge.

Common questions

Aircon cleaning in Woollahra

How much does aircon cleaning cost in Woollahra?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted systems start at $350 + GST and are quoted per property. There is no call-out fee and no charge for the quote.

My unit is fifteen years old. Will cleaning damage it?

Not the way we clean. Older coils are cleaned at low pressure with eco-friendly, non-toxic products rather than a pressure washer, because a flattened fin cannot be undone. If we find corrosion serious enough that cleaning is not worthwhile, we will tell you before we start rather than after.

Do I need council approval because my house is heritage listed?

No. Heritage rules govern where a unit may be installed and how it looks from the street, not whether it can be serviced. Cleaning an existing system is maintenance.

The unit has never been cleaned. Is it too late?

Almost never. A first clean on a ten or fifteen year old system is usually the one that makes the most visible difference, because there is the most to remove. It takes longer than a routine clean, and we quote it that way up front.

Will it help with the smell and the power bill?

The smell is mould on the coil and barrel fan, and removing it removes the smell. The power side follows from airflow: a blocked coil makes the system run longer for the same result, so clearing it shortens the run time.

How often should a Woollahra system be cleaned after the first time?

Once a year is right for most homes here. If the system runs most of the year, or there are pets or allergy sufferers in the house, six months is better.

Can you reach a head mounted high on a stairwell wall?

Yes. High and awkward positions are normal in terraces and we bring the access equipment for it. Tell us at booking where the head sits so we arrive with the right gear.

Do you cover Paddington and Queens Park as well?

Yes, along with Edgecliff, Double Bay, Bellevue Hill and Centennial Park. There is no travel surcharge.
