Aircon cleaning and mould removal in Vaucluse

Vaucluse homes are big, and big homes hide air conditioners. Five or six indoor heads, two condensers on different levels, and at least one unit in a room nobody uses. We find them all, clean them all, and price the whole house rather than the easy part of it.

Why Vaucluse is different

Why Vaucluse houses have more air conditioning than anyone counts

Vaucluse has the largest homes of any suburb we cover in the east. The 2021 Census recorded an average of 3.3 bedrooms per dwelling and 2.7 people per household, with 48.7 per cent of dwellings separate houses. More rooms means more indoor heads, and more heads means more that get forgotten.

The pattern in a large Vaucluse house is consistent. The living area unit gets used daily and is the one people think about. The main bedroom unit gets used nightly. Then there are two or three more in guest rooms, a study, a rumpus or a top-floor room, and those run occasionally or seasonally. The occasional ones are always the worst, because intermittent use leaves moisture on the coil without ever drying it properly.

Split levels compound it. Vaucluse houses step down the hillside toward the water, so it is normal to have one condenser at street level serving the upper floors and another on a lower terrace serving the rest. A cleaner who only services what is visible from the driveway will do half the system and charge you for a whole one.

The suburb also sits on an exposed ridge between the harbour and the ocean, so it takes salt from both directions depending on the wind. Condensers here get a mixed deposit: harbour aerosol on still days, ocean salt on a strong easterly. The combination is why Vaucluse coils often look worse than their age suggests.

Ownership is stable here. Only 24.3 per cent of Vaucluse households rent, the lowest share of any suburb on this list, and the median age is 43. Systems stay with the house, and the house stays with the family, which means the maintenance history is usually long and thin.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Vaucluse

Split levels, terraces and two condensers per house

Almost half of Vaucluse dwellings are separate houses and another 40 per cent are flats and apartments. The houses are the complicated ones, because they are rarely on a single level.

We walk the whole house before quoting. That means counting every indoor head, finding every condenser including the ones on lower terraces and flat roofs, and checking whether the ducted system, if there is one, shares the same plant. The quote is fixed once we have done that, and it does not change on the day.

Condensers on lower terraces and retaining walls are the ones most often skipped. They are usually reached by an external stair or a short ladder from a garden level, and they are usually full of leaf litter from the gardens above them.

Ducted systems are common in the newer builds and renovations here. Those are quoted per property rather than per unit, because the work depends on the number of supply points and the layout of the return.

If you are preparing the house for a season of guests, or opening it up after a period away, we can do the whole house in one visit rather than room by room. Each additional indoor head is discounted, so a six-head house is meaningfully cheaper per unit than a one-head apartment.

We had an excellent experience with Yoti and couldn’t be happier with his service! He did an exceptional job in cleaning our aircon unit, bathroom exhaust fan, and servicing/cleaning our fireplace and chimney - all in the one visit. We highly recommend Yoti - fantastic service from start to finish!

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

About the suburb

About Vaucluse

Vaucluse is a harbourside and clifftop suburb in Woollahra Council. The 2021 Census recorded 9,510 residents at a median age of 43, the oldest of the eastern suburbs we cover, living at an average of 2.7 people per household.

The housing is larger than anywhere else in the area, averaging 3.3 bedrooms per dwelling. Separate houses make up 48.7 per cent of occupied private dwellings and flats and apartments 40.4 per cent.

Only 24.3 per cent of households rent, the lowest share on this list, and tenure is long. Systems here tend to stay with the house for a decade or more.

Vaucluse runs along the ridge between Sydney Harbour and the Tasman Sea, taking in Parsley Bay and the streets down to the water, with Watsons Bay, Dover Heights and Rose Bay on its borders.

Common questions

Aircon cleaning in Vaucluse

How much does aircon cleaning cost in Vaucluse?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit and further discounts as the count goes up. Ducted systems start at $350 + GST and are quoted per property. There is no call-out fee and no charge for the quote.

I have six units in the house. How is a job that size priced?

We walk the house first, count every indoor head and find every condenser, then give you one fixed price for the lot. Multiple units are discounted, so a six-head house costs far less per unit than a single. The price does not change on the day.

Can you do the whole house in one visit?

Usually yes. A large multi-head house takes most of a day. If the system is ducted as well as split we may split it across two visits, and we will tell you that when we quote rather than halfway through.

Some rooms are barely used. Do those units still need cleaning?

Those are usually the worst ones. A unit used occasionally leaves moisture on the coil without running long enough to dry it, which is exactly what mould needs. The rarely used rooms are often where the strongest smell comes from.

Does Vaucluse get ocean salt or harbour salt?

Both, depending on the wind. The ridge is exposed on both sides, so condensers here collect harbour aerosol on still days and ocean salt on a strong easterly. It is one reason coils here often look older than they are.

How often should a Vaucluse system be cleaned?

Once a year for the whole house. Units in daily use and condensers on the exposed eastern side benefit from six-month intervals, and we can schedule the house on a split cycle if that suits.

Will you find the second condenser?

Yes. We walk the property and check lower terraces, flat roofs and garden levels before quoting, because a house that steps down a hillside very often has plant on more than one level.

Do you cover Watsons Bay and Dover Heights?

Yes, along with Rose Bay, Diamond Bay, Bellevue Hill and Point Piper. There is no travel surcharge.
