Aircon cleaning and mould removal in Surry Hills

Terraces and warehouse conversions put air conditioners in difficult positions: a condenser wedged into a walled rear courtyard, an indoor head mounted three metres up in a room with one doorway. Both make a unit dirty faster than a suburban install.

Why Surry Hills is different

Why Surry Hills terraces are hard on air conditioners

Of 9,666 private dwellings, 2,261 are semi-detached, row or terrace houses — the highest share of any suburb we work in — and only 84 are separate houses. The remaining 5,325 are flats and apartments, a great many of them warehouse and factory conversions.

Most terraces have no eaves, so there is no shaded position available and the condenser takes direct western sun from mid-afternoon. And the indoor head is usually mounted high in a room with a high ceiling and a single doorway, so the same air circulates past the fan barrel over and over, concentrating dust and mould on the blades instead of distributing it.

The Inner city also has more converted industrial buildings than anywhere else we service. They share a specific problem: the indoor head sits four or five metres up and has usually never been touched since installation, because nobody in the building owns a ladder that reaches it. Those are often the dirtiest units we open.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Where the law lets it go

Heritage rules decide where your condenser sits

For a heritage item, or a property inside a heritage conservation area, the NSW exempt development rules require an air conditioning unit to be mounted on the ground and installed at or behind the rear building line.

Air conditioning units “are not to be located on the principal roof elevations of heritage items, buildings in heritage conservation areas or heritage streetscapes, including on the roof of awnings.”
— City of Sydney Heritage Development Control Plan

In a Surry Hills terrace that leaves one place: the rear courtyard or light well, which is usually three or four metres square, walled on three sides, often part-roofed, and shared with the bins, the hot water unit and the clothesline.

A condenser in that position has a specific failure mode. It blows hot air into an enclosed box and then draws the same air straight back in. The coil never gets cool ambient air to reject heat into, so it runs hotter than designed, for longer, right through summer. Heat plus a coil already part-blocked by lint and courtyard dust is how a Surry Hills machine ends up drawing far more power than its label suggests while cooling the front room badly.

A clean is maintenance, not development, so nothing we do needs council approval. The rules are still worth knowing, because if a technician ever proposes relocating the condenser to a front wall, a front roof slope or a street-facing parapet on a heritage-listed or conservation-area property, that is a planning problem and not merely a question of taste. The City of Sydney has 75 heritage conservation areas, and Victorian and Federation buildings make up close to 90% of what stands inside them.

We had an excellent experience with Yoti and couldn’t be happier with his service! He did an exceptional job in cleaning our aircon unit, bathroom exhaust fan, and servicing/cleaning our fireplace and chimney - all in the one visit. We highly recommend Yoti - fantastic service from start to finish!

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Surry Hills air conditioners

  • Coils packed with courtyard debris — clothesline lint, plane tree seed, brick dust from the renovation next door.
  • Heavy mould growth on the fan barrel and drum, from high humidity in rooms with poor cross-ventilation.
  • Condensers with less than the manufacturer’s minimum clearance on two or three sides.
  • Drain lines run through a wall at the wrong fall, which now back up.
  • Machines in converted warehouses mounted well above head height and never serviced, because nobody has the ladder for it.

We cannot move the unit, but we can get the coil clear and check the clearances, and we will tell you if a simple change — turning a fence panel, lifting the unit off the ground — would buy back airflow.

About the suburb

Aircon cleaning across Surry Hills

Surry Hills sits immediately south-east of the city centre, in the City of Sydney local government area, and it is among the densest suburbs in Australia: the 2021 Census counted 15,828 residents at roughly 12,175 people per square kilometre.

Average household size is 1.8, the smallest of anywhere we service, which means a great many one and two-bedroom terraces and converted apartments with a single split system doing all the work.

The building stock is largely Victorian and Federation terrace, overlaid with a century of warehouse conversion and infill. Almost none of it was designed for mechanical cooling, which is why so much of the air conditioning here is retrofitted into whatever space was left over.

Common questions

Aircon cleaning in Surry Hills

My place is in a heritage conservation area. Do I need council approval for a clean?

No. Cleaning and maintaining an existing unit is maintenance, not development, and needs no approval. The heritage rules apply to installing or relocating a unit, not to servicing one.

The condenser is crammed into a small rear courtyard. Is that a problem?

It is the most common problem we see in Surry Hills. An enclosed courtyard lets the unit draw back the hot air it has just blown out, so the coil never gets cool air to reject heat into. We cannot move the unit, but we can get the coil clear and check the clearances, and we will tell you if a simple change, like turning a fence panel or lifting the unit off the ground, would buy back airflow.

Can you reach a unit mounted high up in a converted warehouse?

Yes. High-mounted heads in converted buildings are routine here and we bring the access equipment for them. Tell us the approximate height when you book so we bring the right ladder or platform.

Do you clean ducted systems in terraces?

Yes. Ducted retrofits in terraces usually run through the ceiling space or a bulkhead, and we clean the return air filter, the coil and the accessible duct runs. Ducted is quoted per property because the layouts vary so much.

Do you need street parking?

It helps but it is not essential. We are used to working in Surry Hills and we carry equipment in from wherever we can stop. If your street is permit-only or there is no loading zone nearby, mention it when you book.

Will cleaning get rid of the musty smell?

In almost every case, yes, provided the drain line is flushed at the same time. The smell comes from mould on the fan barrel and from water sitting in the tray under a blocked drain, and in a terrace with poor cross-ventilation the mould tends to be heavier than average.

My unit is cooling badly but the installer says it is fine. What now?

That is worth a clean before anything else, particularly if the condenser sits in an enclosed courtyard. A coil that cannot shed heat and a barrel packed with mould will both cut output without throwing a fault code, so the system tests as working while the room stays warm.

How often should a Surry Hills unit be cleaned?

Once a year for a unit in regular use. Units in enclosed courtyards, and heads mounted high in warehouse conversions where nobody checks them, are the ones we most often find have gone five years or more without a clean.
