Aircon cleaning and mould removal in Rose Bay

Rose Bay faces the harbour, not the ocean, and that changes what ends up on your outdoor coil. The salt here is finer and steadier rather than heavy and episodic, which is why it builds quietly for years before anyone notices the unit slowing down.

Why Rose Bay is different

Why harbour salt is harder on an air conditioner than people expect

Ocean-front suburbs get obvious salt: spray, crust, visible white on the fins after a southerly. Rose Bay gets something quieter. A sheltered harbour frontage produces a fine, persistent aerosol rather than a heavy intermittent one, and nobody washes it off because nobody sees it arrive.

Salt damages a condenser through moisture, not abrasion. Sodium chloride is hygroscopic, meaning it pulls water vapour out of the air and holds it. A fin with a thin salt film stays wet far longer after rain or overnight dew than a clean fin does, and aluminium that stays wet oxidises. The visible result is a dull, chalky surface; the functional result is a coil that cannot shed heat properly.

Because the harbour deposit is light, it never triggers the reaction a beachfront one does. An owner in Bondi sees crust and thinks about it. An owner in Rose Bay sees a slightly grey condenser and thinks nothing at all. Five or six years later the unit is running twenty minutes longer per cycle and the owner assumes it is simply getting old.

Aspect matters here too. Much of Rose Bay faces north and west over the water, so condensers on the harbour side take direct afternoon sun on top of everything else. A unit trying to reject heat into already hot air, through a coil that is partly blocked, is the combination that causes high-pressure cut-outs on the first serious summer day.

Inside, Rose Bay is apartment country. Flats and apartments make up 68.8 per cent of occupied dwellings against 20.6 per cent separate houses. Apartment systems run long cycles, produce a lot of condensate, and send it into drain lines that are rarely inspected.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Rose Bay

Harbourfront blocks, hillside houses and everything between

Rose Bay runs from the water up a steep hillside, so two homes in the same street can present completely different access.

The apartment blocks along New South Head Road and the harbour frontage usually put the condenser on the balcony or in a screened rooftop enclosure. Balcony units are straightforward. Rooftop enclosures need building manager access, which we arrange directly once you give us the contact.

Hillside houses above Old South Head Road often have the condenser on a lower terrace, a retaining wall bracket, or a flat roof reached by an external ladder. These are the units most likely to have been skipped by previous cleaners, and they are usually the dirtiest for exactly that reason.

Around 42 per cent of Rose Bay households rent. If you rent, you can book the clean yourself, and the written report we leave is useful evidence at the end of a tenancy that the system was maintained properly.

Multi-head systems are common in the larger homes here, with three or four indoor units running off one outdoor condenser. Each additional head is discounted, and doing them together means the condenser is only opened once.

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

About the suburb

About Rose Bay

Rose Bay is a harbourside suburb in Woollahra Council. The 2021 Census recorded 9,911 residents at a median age of 40, living at an average of 2.3 people per household.

Flats and apartments make up 68.8 per cent of occupied private dwellings and separate houses 20.6 per cent, so most work here is apartment work even though the suburb reads as houses from the road.

Around 42.4 per cent of households rent, which is high for a suburb with this profile and one reason systems change hands without ever being serviced.

The suburb runs from the harbour foreshore and Lyne Park up the hill toward Dover Heights and Vaucluse, bordered by Bellevue Hill, Double Bay and Bondi.

Common questions

Aircon cleaning in Rose Bay

How much does aircon cleaning cost in Rose Bay?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted systems start at $350 + GST and are quoted per property. There is no call-out fee and no charge for the quote.

Is harbour salt really a problem, or only ocean salt?

Both are a problem, they just arrive differently. Harbour salt is a lighter, steadier aerosol rather than heavy spray, so it builds without being obvious. The effect on the coil is the same: salt holds moisture against the aluminium, and aluminium that stays wet oxidises.

My unit cuts out on hot afternoons. Will cleaning fix that?

Often, yes. A high-pressure cut-out usually means the condenser cannot reject heat fast enough, and the most common cause is a blocked or salted coil, especially on a unit in direct afternoon sun. Cleaning is the first thing to try before anyone talks about replacement.

Do you clean the outdoor unit as well as the indoor head?

Yes, always, as part of the same visit. In Rose Bay the outdoor unit is usually where the problem is, so cleaning only the indoor head would miss the point.

Can you clean a unit in a harbourfront apartment block?

Yes. Balcony condensers we handle ourselves. If yours is in a screened rooftop enclosure we contact the building manager and arrange access before the appointment.

How often should a Rose Bay system be cleaned?

Once a year for most homes. If your condenser sits on the harbour side with afternoon sun on it, or the system runs most of the year, six months is a better interval.

I have four indoor heads on one outdoor unit. How is that priced?

Each additional head is discounted, so the price per unit drops the more we do in one visit. The outdoor condenser is opened once and cleaned once regardless of how many heads it serves.

Do you cover Dover Heights and Rose Bay North?

Yes, along with Vaucluse, Bellevue Hill, Point Piper and Double Bay. There is no travel surcharge.
