Aircon cleaning and mould removal in Paddington

Paddington is terraces, and a terrace has no side passage. The condenser is in the courtyard, on the roof, or on a bracket over a lane, and the indoor head is usually high on a wall with nowhere obvious to stand a ladder. We do this every week.

Why Paddington is different

Why terrace air conditioners are the hardest to keep clean

The 2021 Census counted 3,325 semi-detached, row and terrace dwellings in Paddington, 60.5 per cent of everything occupied. Separate houses were 6.6 per cent. This is a terrace suburb, and terraces were built without anywhere sensible to put an air conditioner.

A freestanding house gives an installer a side passage with airflow on three sides. A single-fronted Victorian terrace gives a courtyard the size of a bathroom, with walls on three sides and a neighbour above. A condenser in that position recirculates its own hot exhaust, which raises head pressure, which makes the unit work harder for the same cooling and fouls the coil faster.

The second problem is layout. Most Paddington terraces are narrow and deep, so the indoor head ends up high on a front-room wall, chosen because that is where the pipe could run rather than where the air needed to go. Airflow down the corridor is poor, the unit runs long cycles to shift heat through the house, and long cycles mean more condensate sitting on the coil.

Paddington also has very little open ground per dwelling, so the courtyards that do exist tend to be planted. Leaf litter from a courtyard tree or a neighbouring vine finds its way into the condenser within a season, and once it packs against the coil it holds moisture the same way salt does.

Nearly 45 per cent of Paddington households rent and the median age is 38. Between the turnover and the difficulty of access, these are among the most consistently neglected systems in the Eastern Suburbs, and a first clean here usually produces the most visible before-and-after of any suburb we work in.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Paddington

Courtyards, rear lanes and rooftop brackets

Six in ten Paddington homes are terraces or semis and another three in ten are flats. Access is planned before the visit, not improvised on the day.

Courtyard condensers are the most common. We need the rear gate or the through-hall unlocked and the courtyard clear enough to set a ladder. If your courtyard is reached only through the house we lay drop sheets down the hallway, because a Paddington hallway is usually the original floorboards.

Rooftop and bracket-mounted condensers over a rear lane are the next most common. Those need a longer ladder and a safe footing, and in some cases access through a top-floor window. Tell us at booking which one you have so the right equipment arrives with the technician.

Much of Paddington is in a heritage conservation area, with Woollahra Council rules on what can be installed and where it can be seen from the street. None of that applies to cleaning an existing unit, so no approval is needed. It does mean we are careful with rendered walls, original brickwork and iron lacework.

Paddington parking is genuinely difficult. We allow for it, and there is no surcharge for it. If you have a resident permit or a driveway we can use, mention it at booking and it shortens the visit.

We had an excellent experience with Yoti and couldn’t be happier with his service! He did an exceptional job in cleaning our aircon unit, bathroom exhaust fan, and servicing/cleaning our fireplace and chimney - all in the one visit. We highly recommend Yoti - fantastic service from start to finish!

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Paddington air conditioners

  • Condensers recirculating their own exhaust in small walled courtyards, running hot year-round
  • Leaf litter and vine debris packed against the coil from courtyard or neighbouring planting
  • Indoor heads mounted high on a front-room wall that have never been reached by anyone
  • Black mould along the barrel fan from long cycles trying to cool a narrow deep floor plan
  • Drain lines run through a party wall that have silted and started staining the plaster
  • Filters that have not been removed since the system was installed by a previous owner
  • Rooftop condensers over a rear lane full of dust and litter from the laneway below
  • Coils fouled far beyond what the unit’s age would suggest, because of poor exhaust clearance

About the suburb

About Paddington

Paddington is a terrace suburb straddling Woollahra Council and the City of Sydney. The 2021 Census recorded 12,701 residents at a median age of 38, living at an average of 2.1 people per household.

Semi-detached, row and terrace houses make up 60.5 per cent of occupied private dwellings, flats and apartments 31.8 per cent, and separate houses only 6.6 per cent, one of the lowest shares in Sydney.

Around 44.6 per cent of households rent. The combination of high turnover and difficult access is why so many systems here have never had a proper service.

Most of the suburb sits within a heritage conservation area, covering the Victorian terrace streets between Oxford Street, Glenmore Road and Centennial Park.

Common questions

Aircon cleaning in Paddington

How much does aircon cleaning cost in Paddington?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted systems start at $350 + GST and are quoted per property. There is no call-out fee, no charge for the quote, and no surcharge for difficult terrace access or parking.

My condenser is in a tiny courtyard. Is that a problem?

It is the most common situation in Paddington and we work in it constantly. A small walled courtyard does make the unit run hotter, which is a good reason to clean it more often rather than a reason to avoid cleaning it.

The outdoor unit is on the roof above the rear lane. Can you reach it?

Yes. Rooftop and bracket-mounted condensers are routine here. Tell us at booking which one you have and whether access is by ladder or through a top-floor window, and we bring the right equipment.

Do heritage rules stop you cleaning my unit?

No. Heritage controls govern installation and appearance from the street, not maintenance of an existing system. We are careful with rendered walls, original brickwork and iron lacework while we work.

You have to come through the house. Will it make a mess?

No. We lay drop sheets on the route in and out, bag the indoor head before cleaning so nothing drips onto the floor, and take the waste water with us. Paddington hallways are usually original boards and we treat them accordingly.

How often should a Paddington terrace system be cleaned?

Once a year at minimum. Units in enclosed courtyards with poor exhaust clearance do better every six months, because they foul faster than the same unit in an open side passage would.

Will cleaning fix the smell coming from the front-room unit?

If it is a musty smell, yes. It comes from mould on the evaporator coil and barrel fan, which is behind the filters and out of reach of a filter wash. A deep clean removes it at the source.

Do you cover Centennial Park and Darlinghurst as well?

Yes, along with Woollahra, Queens Park, Moore Park and Surry Hills. There is no travel surcharge.
