Why North Shore is different
The North Shore is really two housing markets on one train line. In North Sydney 75.7 per cent of homes are flats or apartments, and more than half are rented (ABS Census 2021). Up the line in Ku-ring-gai it flips: 68.6 per cent are separate houses and 52.6 per cent have four or more bedrooms. Hornsby is similar, with 69.5 per cent houses and 46.2 per cent at four bedrooms or more.
That split changes the job. Lower down, the typical call is one or two wall units in an apartment, often with the outdoor unit on a small balcony or a shared plant deck. Further up, it is a house with a split in most bedrooms, a unit in the living area, and sometimes a ducted system in the roof as well.
The upper half also sits hard against bushland: Lane Cove National Park, Ku-ring-gai Chase and Berowra Valley. Leaf litter, bark and pollen settle on outdoor coils and in the gap behind the fins. An outdoor unit on a leafy block can look fine from the front and be half blocked from behind.
Inside, the problem is the same everywhere. The indoor coil condenses water every time the system cools, the drain pan and barrel fan stay damp, and mould grows in the dust that collects there. That is the musty smell in the first minute after you switch on.

Access
In the apartment belt from Kirribilli and North Sydney through Crows Nest, St Leonards and Chatswood, most outdoor units sit on balconies or on a rooftop plant area. If yours is on a shared roof, we only need you to let building management know we are coming. You do not need a strata vote to clean your own unit.
On the houses further north, outdoor units are usually down a side path or at the back near a retaining wall. We bring drop sheets and a bagging kit for the indoor unit, so nothing drips on carpet or timber floors, and we carry everything in by hand. No hose runs through the house.

Drop sheets and a containment bag go under the unit before anything comes off the wall.

The unit goes back together, gets a sanitising treatment, and we run it and check airflow and drainage in front of you.

Yes. Larger homes are common north of Chatswood, and we plan the visit around the number of units. One split takes about an hour and a half to two hours including the outdoor unit; the second unit in the same visit is 20 per cent off.
Yes. You do not need strata approval to clean your own unit. If the outdoor unit is on a shared roof or plant deck, just let building management know the day and time.
It does for the outdoor unit. Leaves, bark and pollen collect behind the fins, which cuts airflow and makes the system run longer. We clean the outdoor coil from both sides, not just the front grille.
Yes. We quote ducted systems per property because the number of outlets and the return-air setup vary a lot between houses.
Once a year suits most homes. If the system runs most of the year, if you have pets, or if anyone in the house has asthma or allergies, every six months is more realistic.
If the smell is mould, yes. It comes from the indoor coil and the barrel fan, not the filters, which is why washing the filters only helps for a few days.
