Aircon cleaning and mould removal in Maroubra

Maroubra runs from open surf at Marine Parade back up past the Junction, and the two ends leave very different residue inside an air conditioner. We strip the unit down, treat the mould, flush the drain and hand it back working the way it did when it was new.

Why Maroubra is different

Why Maroubra air conditioners need cleaning more often

Maroubra is two suburbs as far as your air conditioner is concerned. On the beach side the outdoor coil meets salt off the bay. Up behind the Junction it meets traffic grime off Anzac Parade. Both block airflow through the fins, they just leave different residue behind.

The beach half runs from Marine Parade around to South Maroubra and Lurline Bay, close enough to open surf that salt aerosol reaches every balcony, side passage and rooftop. Salt does not eat through aluminium overnight. It settles on the fins, draws moisture out of the air, and holds that moisture against the metal between runs, so the coil never fully dries. The first thing you notice is not corrosion, it is that the unit runs longer to reach the same temperature.

Inland Maroubra has the opposite problem. Anzac Parade and Bunnerong Road carry heavy traffic all day, and the fine grime that comes off brake pads and exhaust is oily rather than crystalline. It sticks to a damp coil and then traps ordinary dust on top of itself, which is why an inland condenser can look filthy while a beachside one three kilometres away looks merely dull.

Inside the house the split system does not care which half you live in. It runs a cold coil through warm Sydney air, condenses water out of it, and that water sits in the drain pan and on the barrel fan. Add household dust, skin cells and cooking oil and you have exactly what mould needs. That is the musty smell people describe in the first minute after switching on.

Maroubra also has far more flats than houses. The 2021 Census counted 5,821 flats and apartments against 3,550 separate houses, so a large share of the suburb has its condenser on a balcony or hanging in a shared light well where nobody can reach it easily. Units in those positions are the ones we most often find have never been cleaned at all.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Maroubra

Where Maroubra units sit, and how we reach them

Almost half of Maroubra homes are flats, another fifth are semis and terraces, and the rest are freestanding houses. Each one puts the outdoor unit somewhere different.

In the walk-up blocks along Maroubra Road and Malabar Road the condenser usually sits on the balcony slab or hangs off a bracket on the rear wall. Balcony units are the straightforward ones. Bracket-mounted units over a light well need a ladder set on the neighbouring landing, and in most blocks that means telling the strata manager the date rather than asking anyone permission.

Semis and terraces through the middle of the suburb tend to put the condenser down the side passage, often hard against the boundary fence with less than a metre of clearance. We work in that space regularly. What we need is the side gate unlocked and the bins moved, not scaffolding.

Freestanding houses in South Maroubra and the streets above Mons Avenue often run two or three indoor heads off one outdoor unit. Those systems take longer, but the second and third head are discounted, so the price per unit drops the more we clean in the one visit.

Around 42 per cent of Maroubra homes are rented. If you rent you do not need the owner on site, but it is worth telling the agent the clean is happening. A cleaned system with a written record is the simplest way to settle an argument later about whether the unit was maintained.

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Maroubra air conditioners

  • Chalky white oxidation across the outdoor fins, heaviest on the face turned toward the water
  • Black mould along the barrel fan blades and the back face of the evaporator coil
  • A drain pan holding standing water with a layer of grey biofilm on the bottom
  • Filters so loaded that the mesh has gone from white to brown and no longer flexes
  • Oily traffic film on inland condensers that will not rinse away with water alone
  • Salt crust bridging the gap between fins, which blocks airflow as effectively as dirt does
  • Insect nests inside the outdoor casing, usually in units that sat unused over winter
  • A blocked drain line pushing condensate back into the wall behind the indoor head

About the suburb

About Maroubra

Maroubra is one of the largest suburbs in the Eastern Suburbs. The 2021 Census recorded 30,722 residents at a median age of 39, living in roughly 12,000 occupied dwellings at an average of 2.4 people per household.

The housing mix is unusual for the east. Flats and apartments make up 48.5 per cent of occupied dwellings, separate houses 29.6 per cent, and semis, terraces and townhouses 20.9 per cent. That mix is why one Maroubra street can need balcony work and side-passage work on the same afternoon.

Just over 42 per cent of Maroubra households rent. Rented homes change hands more often than owned ones, and an air conditioner that has been through three tenancies without a service is among the most common jobs we are called to here.

The suburb sits in Randwick City Council and covers everything from Maroubra Beach and South Maroubra through to Maroubra Junction, the Pagewood side and the streets backing onto the golf course.

Common questions

Aircon cleaning in Maroubra

How much does aircon cleaning cost in Maroubra?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted systems start at $350 + GST and are quoted per property. There is no call-out fee and no charge for the quote, and the price is fixed before we arrive.

Do you clean the outdoor unit as well?

Yes. On a Maroubra job the outdoor condenser is the part doing the suffering, so it is cleaned as part of the same visit rather than charged as an extra. We rinse the fins, open the casing, clear the debris and treat the coil.

How often should a Maroubra air conditioner be cleaned?

Once a year for most homes. If you are within a few streets of the beach, or you run the system most of the year, six months is more realistic. Salt builds on a schedule that has nothing to do with how often you switch the unit on.

Can you clean a unit in an apartment block?

Yes, and most of our Maroubra work is in flats. Nobody needs the strata committee to approve a clean of your own unit. If the condenser sits somewhere shared, such as a light well or a rooftop, we just ask you to let the building manager know the date.

Will cleaning fix the musty smell?

If the smell is mould, yes. It comes off the evaporator coil and the barrel fan, not the filters, which is why washing the filters only quietens it for a week. A deep clean removes the growth at the source.

How long does it take?

About an hour and a half to two hours for one split system including the outdoor unit. Two units in the same home take around three hours. We work seven days a week, 7:00 to 19:00.

Do you cover South Maroubra and Maroubra Junction?

Yes, the whole suburb, including South Maroubra, Lurline Bay, Maroubra Junction and the streets off Anzac Parade. There is no travel surcharge anywhere in Maroubra.

My unit is old. Is it worth cleaning or should I replace it?

Clean it first and decide after. A blocked system performs like a failing one, so you cannot judge it fairly until it is clean. If it still will not hold temperature once we are done, we will tell you plainly that it is the unit and not the dirt.
