Why the Inner West is different

No two Inner West jobs are the same

Most parts of Sydney have one dominant housing type. The Inner West does not. Across the council area’s 85,118 private dwellings, the 2021 Census counted 21,357 separate houses (28.8%), 20,072 semi-detached, row or terrace homes (27.1%) and 31,418 flats or apartments (42.4%).

Compare that with the eastern beaches, where about four in five dwellings are apartments. Here all three types are substantial, and that changes the job street by street:

  • A Federation house in Haberfield or Summer Hill usually has the condenser in an open side yard, where airflow is good but the coil collects garden debris.
  • A terrace in Newtown, Enmore or Annandale has it in a small walled rear courtyard.
  • A warehouse conversion in Marrickville or St Peters has the indoor head mounted well above head height.
  • An interwar walk-up in Ashfield or Dulwich Hill often has condensers grouped on shared roof space.

We quote on what you actually have rather than a standard job, which is why we ask for a photo before giving you a price. And we bring the access equipment, so tell us the approximate mounting height when you book.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Heritage and the flight path

Two things that shape Inner West units

Inner West Council publishes character statements for more than 100 heritage conservation areas. If your property sits inside one, the NSW exempt development rules require an air conditioning unit to be mounted on the ground and installed at or behind the rear building line.

Haberfield is the clearest case. The council’s own conservation area statement gives its key period of significance as c.1900 to the 1940s and describes “Federation period houses of high craftsmanship, predominantly Queen Anne and Arts and Crafts styles” built with a consistent use of brick, stone, slate and tiles. The practical consequence is the same across every Inner West conservation area: the condenser ends up at the back of the property, often in the tightest and leafiest spot on the block.

Then there is the flight path. In the southern Inner West, through Tempe, Sydenham, St Peters and parts of Marrickville, homes sit directly under Sydney Airport’s flight paths. The Australian Government established a noise insulation program for affected residential properties in 1995; that program is now closed and eligible homes have had their opportunity to be insulated.

What this means for your air conditioner is straightforward. In a house where the windows stay shut for the noise, the split system is not just cooling — it is carrying the ventilation load as well. It runs more hours per summer than the same unit two suburbs north, it cycles the same indoor air past the same fan barrel over and over, and its filters load up faster. Units in this part of the Inner West are consistently among the most heavily loaded we open.

We had an excellent experience with Yoti and couldn’t be happier with his service! He did an exceptional job in cleaning our aircon unit, bathroom exhaust fan, and servicing/cleaning our fireplace and chimney - all in the one visit. We highly recommend Yoti - fantastic service from start to finish!

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Inner West air conditioners

  • Fan barrels heavy with mould and dust, worst in units that run long hours behind closed windows.
  • Condensers in rear courtyards packed with leaf litter, clothesline lint and jasmine.
  • High-mounted heads in converted warehouses that have never been opened.
  • Filters clogged solid — often the only part anyone has ever tried to clean.
  • Drain lines blocked at the elbow, with water standing in the tray and the sour smell that follows.
  • Roof-mounted condensers in strata walk-ups with no clearance and no maintenance history.

How it works

How we clean and maintain your air conditioner

1

Send a photo

Tell us the brand and how many units you have, or send a photo. We come back with a fixed price and a time, seven days a week.

2

We protect the area

Drop sheets and a containment bag go under the unit before anything comes off the wall.

A proper strip-down

Cover, filters and fan barrel come off. The barrel, coil and housing are chemically cleaned and rinsed, and the drain line is flushed.

4

Tested, and we show you

The unit goes back together, gets a sanitising treatment, and we run it and check airflow and drainage in front of you.

About the area

Aircon cleaning across the Inner West

The Inner West Council area runs from Balmain and Rozelle in the north through Leichhardt, Annandale, Newtown and Marrickville to Ashfield, Summer Hill, Dulwich Hill and Tempe in the south. The 2021 Census counted 182,818 residents in 85,118 private dwellings.

It is one of the oldest built-up parts of Sydney, and the housing shows it: Victorian terraces, Federation houses, interwar walk-ups, postwar flats and a large stock of converted industrial buildings, sitting side by side within a few streets.

Almost none of it was designed with mechanical cooling in mind, which is why so much of the air conditioning in the Inner West is retrofitted into whatever space was available. The price is the same in every Inner West suburb, with no travel surcharge.

Common questions

Aircon cleaning in the Inner West

Do you charge more to come to the Inner West?

No. The price is the same in every Inner West suburb, with no travel surcharge, no toll recovery and no weekend loading.

My place is in a heritage conservation area. Do I need approval for a clean?

No. Cleaning and maintaining an existing unit is maintenance, not development, and needs no council approval. The heritage rules apply to installing or relocating a unit, not to servicing one.

The condenser is in a tight rear courtyard. Can you still service it?

Yes, and in Inner West conservation areas that is where the rules require it to be. We clear the coil, wash the fins down and check the clearances, and we will tell you if a small change would improve airflow around it.

Can you reach a unit mounted high in a warehouse conversion?

Yes. High-mounted heads are routine in Marrickville, St Peters and Camperdown and we bring the access equipment for them. Tell us the approximate height when you book so we arrive with the right ladder or platform.

We are under the flight path and the aircon runs constantly. Does that change anything?

It changes how fast the unit loads up. With the windows shut the split system carries the ventilation load as well as the cooling, so the same air passes the fan barrel repeatedly and the filters and barrel get dirty faster. Units in Tempe, Sydenham and St Peters are consistently among the most heavily loaded we open, and they benefit most from an annual clean.

Do you clean ducted systems in terraces and converted buildings?

Yes. Ducted retrofits here usually run through a ceiling space or a bulkhead. We clean the return air filter, the coil and the accessible duct runs, and quote per property because the layouts vary so much.

How many units can you do in one visit?

As many as the property has. Most Inner West jobs are one or two split systems, but we regularly do whole terraces and small apartment blocks in a single visit. Tell us the count when you book so we allow the right amount of time.

How often should an Inner West unit be cleaned?

Once a year for a unit in regular use. Units that run long hours behind closed windows, condensers in enclosed rear courtyards, and heads mounted high in converted buildings are the three cases where we most often find five years or more of buildup.
