Why Eastern Suburbs is different
The Eastern Suburbs are mostly apartments. In Waverley 64.1 per cent of homes are flats or apartments and 49.0 per cent are rented. In Randwick it is 55.5 per cent apartments and 46.4 per cent rented (ABS Census 2021). That means a lot of wall units on balconies and plant decks, and a lot of systems that change hands between tenants without ever being cleaned.
Salt is the second factor. Bondi, Coogee and Maroubra face open surf, and Rose Bay, Double Bay and Vaucluse face the harbour. Harbour salt is finer and gentler than surf spray, but it builds on outdoor coils year after year.
The third is age. Paddington and Woollahra terraces, and the Federation houses in Randwick and Bellevue Hill, often have systems retrofitted into tight spaces, with outdoor units in courtyards, on roofs or at the back lane.
Inside every one of them the mould problem is the same: a cold coil pulling water out of warm, humid coastal air, and a fan that stays damp between runs.

Most of our work here is in apartments and terraces. If the outdoor unit is on a shared roof, let building management know the day. If it is in a terrace courtyard or a back lane, we carry the kit through by hand and lay drop sheets from the door.

Treatment through the barrel, coil and housing to deal with the mould causing the musty smell.
Filters removed, washed and refitted, or replaced where they are past saving.
Coil fins washed down, base cleared and clearances checked so the unit can shed heat properly.
Return air filter, coil and accessible duct runs for ducted systems. From $350 + GST.

How it works
Tell us the brand and how many units you have, or send a photo. We come back with a fixed price and a time, seven days a week.
Drop sheets and a containment bag go under the unit before anything comes off the wall.
Cover, filters and fan barrel come off. The barrel, coil and housing are chemically cleaned and rinsed, and the drain line is flushed.
The unit goes back together, gets a sanitising treatment, and we run it and check airflow and drainage in front of you.
