Aircon cleaning and mould removal in Double Bay

Double Bay is apartments, and a lot of them sit empty for months at a time. A system that is switched off is not resting, it is incubating. We open it up, clear what has grown inside, sanitise the coil and drain, and hand it back ready to run.

Why Double Bay is different

Why Double Bay air conditioners grow mould while nobody is home

The 2021 Census counted 2,622 private dwellings in Double Bay but only 2,130 of them occupied on census night. Close to nineteen per cent were empty. That is the highest share of any suburb we work in, and it drives most of what we find inside these units.

People assume a system that is switched off cannot get dirty. The opposite is true. When an air conditioner runs, the fan moves air across the coil and dries it between cycles. When it is switched off for a season, whatever moisture was left on the evaporator when it last ran simply sits there in a dark, enclosed, unventilated box at Sydney summer temperatures. Those are close to ideal growing conditions.

Double Bay sits in a sheltered harbour pocket with very little through-breeze at street level, and the apartments are largely closed up when the owners are away. Humidity inside a shut apartment stays high. The unit is not circulating, the windows are not open, and the drain pan still holds water from the last time the system ran.

The result is a pattern we see here more than anywhere else: a unit that looks clean from the outside, has reasonable filters, and produces a strong musty smell within thirty seconds of being switched on after a long break. The growth is on the back face of the evaporator and along the barrel fan, where you cannot see it and a filter wash will never reach it.

Just over a third of Double Bay households own their home outright, at 33.8 per cent. Outright ownership tends to mean the same system stays in place for a long time, and a long-held system in an apartment that sits idle is exactly the one where a first proper clean makes the most obvious difference.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Double Bay

Apartments, garden flats and the few houses

Flats and apartments make up 76.6 per cent of occupied dwellings in Double Bay. Separate houses are 13.4 per cent. Nearly every job here is an apartment job.

In the blocks along New South Head Road, Bay Street and Manning Road the condenser is usually on the balcony, in a recessed service cupboard off it, or on a common rooftop. Balcony and cupboard units we handle on our own. Rooftop units need building manager access, which we arrange directly if you give us the contact.

Several of the older Double Bay blocks have no individual condensers at all, running instead off central plant with a fan-coil unit in each apartment. Those still need the filter, coil, pan and drain cleaned on your side, and we will tell you clearly where your responsibility ends and the building plant begins.

If you are away and want the clean done before you return, we can work with a concierge, a building manager, a property manager or a neighbour holding keys. We send a written report with photographs so you can see what was done without having been there.

The houses and garden flats on the Darling Point side and up toward Ocean Avenue are standard side-passage or courtyard work. Gate unlocked, bins moved, and we are set.

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Double Bay air conditioners

  • Heavy mould on the back face of the evaporator in units that have been off for a season
  • Standing water still sitting in the drain pan from a run months earlier
  • A smell that appears within thirty seconds of the first start-up and does not clear
  • Filters that look acceptable while the coil directly behind them is completely fouled
  • Biofilm in the drain line that has set hard and needs flushing rather than wiping
  • Salt haze on harbourside condensers, lighter than ocean salt but constant
  • Dust bound into the coil by humidity, so it has gone from loose to sticky
  • Insects and spider webs inside outdoor casings on units left unused over winter

About the suburb

About Double Bay

Double Bay is a small, dense harbourside suburb in Woollahra Council. The 2021 Census recorded 4,709 residents at a median age of 39, living at an average of 2.1 people per household.

Flats and apartments account for 76.6 per cent of occupied private dwellings and separate houses only 13.4 per cent, which makes Double Bay one of the most apartment-dominated suburbs in the Eastern Suburbs.

The unoccupied rate is the striking figure. The Census counted 2,622 dwellings against 2,130 occupied, meaning close to nineteen per cent were empty on census night, well above the Sydney average.

Around a third of households own their home outright. The suburb runs from the harbour at Double Bay and Seven Shillings Beach back up to Edgecliff, with Darling Point and Bellevue Hill on its borders.

Common questions

Aircon cleaning in Double Bay

How much does aircon cleaning cost in Double Bay?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted and fan-coil systems start at $350 + GST and are quoted per apartment. There is no call-out fee and no charge for the quote.

My apartment has been empty for months. Does the system still need cleaning?

More than if it had been running. An idle unit keeps whatever moisture was on the coil when it last ran, in the dark, with no airflow. That is why a system switched on after a long break usually smells worse than one used every week.

Can you do the clean while I am away?

Yes. We can work with your building manager, concierge, property manager or a neighbour holding keys, and we send a written report with photographs so you can see exactly what was done.

Do I need strata approval?

No. Cleaning the unit that serves your own lot is maintenance, not an alteration. If the condenser sits on a common rooftop we contact the building manager to arrange access.

Will cleaning remove the musty smell for good?

It removes the cause, which is growth on the evaporator coil and barrel fan. The smell stays away as long as the unit is used and the drain stays clear. If the apartment sits closed up for another long stretch, an annual clean keeps it in check.

How often should a Double Bay apartment be cleaned?

Once a year for a system in regular use. If the apartment is unoccupied for long periods, book the clean before you come back rather than on a fixed date, so the unit is ready when you are.

Can you clean a fan-coil unit in an older block?

Yes. Fan-coil systems have a filter, a coil and a drain pan inside your apartment and all three need cleaning. We give you a written note on anything that belongs to the building plant.

Do you cover Darling Point and Edgecliff?

Yes, along with Bellevue Hill, Point Piper and the streets running down to the harbour. There is no travel surcharge anywhere in the area.
