Why Coogee is different
Coogee is in the Randwick local government area, and Randwick City Council publishes the rule plainly: an air conditioner should not be audible in a neighbour’s habitable room before 7am or after 10pm on weekdays, and before 8am or after 10pm on weekends and public holidays.
So a bedroom or living room in the flat next door counts. Most owners who get that phone call from a neighbour assume they need a quieter machine. Usually they need a clean one.
Cleaning does not change the manufacturer’s rated sound level. What it does is take a unit that has drifted well above its rated level back towards it, and in a suburb where 4,961 of 7,405 dwellings are flats or apartments, the distance between your condenser and somebody else’s bedroom window is usually a few metres.

How it works
Tell us the brand and how many units you have, or send a photo. We come back with a fixed price and a time, seven days a week.
Drop sheets and a containment bag go under the unit before anything comes off the wall.
Cover, filters and fan barrel come off. The barrel, coil and housing are chemically cleaned and rinsed, and the drain line is flushed.
The unit goes back together, gets a sanitising treatment, and we run it and check airflow and drainage in front of you.
About the suburb
Coogee wraps around a sheltered beach between Gordons Bay and Wylie’s Baths, in the Randwick local government area. The 2021 Census counted 14,634 residents in 7,405 private dwellings, at an average of 2.2 people per household.
Apartments dominate at four in five, alongside 655 separate houses and 557 semi-detached or terrace homes. The postwar red-brick walk-up is a recognisable Coogee type, and almost every one of them was fitted with split systems as a retrofit: condensers bolted to side walls, tucked into narrow side passages, or grouped on flat roofs.

Common questions
Often, yes. A clean cannot make a unit quieter than its rated sound level, but most units that draw complaints are running well above their rated level because the fan barrel is unevenly loaded and the outdoor coil is blocked. Fixing both is the first thing to try, and it is far cheaper than the alternatives.
Randwick City Council states that an air conditioner should not be audible in a neighbour’s habitable room before 7am or after 10pm on weekdays, or before 8am or after 10pm on weekends and public holidays. A habitable room is any room other than a garage, storage area, bathroom, laundry, toilet or pantry.
Clean first. A deep clean is a small fraction of the cost of a new system and it answers the question properly. If the unit performs after a clean, you have kept your money. If it does not, you have spent very little to find out and you are replacing it for the right reason.

Only during the clean itself. A single split system is back running the same visit, usually within about two hours, and we test it in front of you before we pack up.
In almost every case, yes, provided the drain line is flushed at the same time. The smell comes from mould on the fan barrel and from water sitting in the tray under a blocked drain, so treating one without the other means it returns within a week or two.
Yes. Four in five Coogee dwellings are flats or apartments and that is most of our work here. If the condenser sits on common property or needs roof access, tell us when you book so we can arrange it with the building manager.
Once a year for a unit in regular use, and every two years at the outside. Units that run right through summer, or that sit in an enclosed side passage where the coil stays hot, are better on an annual clean.
