Aircon cleaning and mould removal in Bondi Junction

Bondi Junction is towers. Two thirds of the homes here are apartments, and the outdoor unit is usually somewhere the resident has never actually seen. We clean the indoor head, track down the condenser, and handle the building access side of it so you do not have to.

Why Bondi Junction is different

Why Bondi Junction apartment air conditioners need cleaning more often

The 2021 Census counted 2,860 flats and apartments in Bondi Junction against just 230 separate houses. Roughly five per cent of this suburb is a house. That single fact changes how an air conditioner here gets dirty and how it has to be reached.

Apartment air conditioners work harder than house ones. A tower unit sits in a sealed envelope with limited cross-ventilation, west-facing glass that loads heat through the afternoon, and neighbours radiating warmth through shared walls and slabs. The system compensates by running longer cycles, and a longer cycle means more hours of cold coil pulling moisture out of the air.

That moisture has nowhere convenient to go. In a house the drain line runs a short distance to a garden bed. In a tower it runs into a shared riser, sometimes across a ceiling void, occasionally uphill through a small condensate pump. Any of those can silt up, and when the drain slows the pan holds water permanently. A drain pan that never dries is the most reliable place to find mould in this suburb.

The outdoor side is worse, because most residents do not know where it is. Condensers in Bondi Junction buildings sit on plant decks, service balconies, screened rooftop enclosures and light wells, often several floors from the apartment they serve. Nobody walks past them. Nobody notices fins packed with lint from building exhaust vents, or a casing full of leaf litter, until the unit starts cutting out on a hot February afternoon.

More than half of Bondi Junction households rent, at 53.7 per cent, the highest share of any suburb we cover in the east. Rentals turn over, and each new tenant assumes the last one had the system serviced. We regularly open indoor heads here that have not been touched since the building was handed over.

Warning signs to watch for

What happens when your aircon is not cleaned

  • Mould on the fan barrel. Dark growth on the blades and behind the front cover, in the damp that never fully dries.
  • A musty smell within minutes. Switch the unit on and the smell is back. That is the barrel, not the room.
  • Weaker airflow and slower cooling. A blocked filter and coil choke the air path, so the unit runs longer for the same result.
  • Higher running costs. A condenser that cannot shed heat makes the compressor work harder all summer.
  • Water dripping from the head. A blocked drain line backs up into the tray and then onto your wall.

Access in Bondi Junction

Reaching units in towers, strata blocks and terraces

Access is most of the job here. Almost two thirds of homes are apartments and another quarter are semis and terraces, so the question is rarely how to clean the unit and almost always how to get to it.

For the towers around Oxford Street, Spring Street and Grafton Street we ask for three things when you book: the building name, whether your condenser is on your own balcony or in a shared plant area, and a contact for the building manager or concierge. If the condenser is in a shared area we make that call ourselves. You do not need a strata committee resolution to have your own unit cleaned.

Some newer buildings run fan-coil or ducted systems fed from central plant rather than an individual condenser. Those still have a filter, a coil and a drain pan inside your apartment, and all three are yours to maintain. We clean the in-apartment side, tell you plainly what belongs to the building, and put it in writing so you can pass it to strata if the central side needs attention.

The semis and terraces through Queens Park and the Waverley side are conventional work: condenser down the side or in the rear courtyard, indoor head high on a living room wall. We need the side gate unlocked and a power point within reach.

Service lift bookings are normal in the larger buildings. Tell us at the time of booking if yours requires a booked window and we will work to it, rather than turning up and finding out at the loading dock.

After a professional clean

What you will notice

  • Stronger, cleaner airflow. A coil and barrel that are clear move the air they were designed to move.
  • The musty smell goes. The smell lives on the fan barrel and in a blocked drain. We deal with both.
  • Fresher air for the whole family. Mould, dust and pet dander come out of the unit instead of circulating through the room.
  • A unit that works less hard. A clean coil sheds heat properly, so the compressor stops running long and hot to reach the same temperature.
  • A longer service life. Most of what kills a split system early is years of buildup nobody looked at.

Inside your unit

What we find inside Bondi Junction air conditioners

  • Drain pans holding permanent standing water because the riser or condensate pump has silted up
  • Lint drawn onto rooftop condensers from nearby laundry and kitchen exhausts
  • Black mould across the barrel fan in units running long afternoon cycles behind west-facing glass
  • Filters never removed since handover, still carrying construction dust
  • Leaf litter and rubbish packed inside screened plant enclosures on podium levels
  • Condensate staining on the ceiling below the indoor head, the first visible sign of a blocked line
  • Coil fins bent flat where someone has previously used a pressure washer at the wrong angle
  • A musty smell that returns within days because the last clean was filters only

About the suburb

About Bondi Junction

Bondi Junction is the commercial heart of the Eastern Suburbs. The 2021 Census recorded 10,361 residents at a median age of 35, the youngest of the eastern suburbs we cover, living at an average of 2.1 people per household.

The dwelling mix is the most apartment-heavy in the area. Flats and apartments account for 64.9 per cent of occupied private dwellings, semis, terraces and townhouses 23.7 per cent, and separate houses just 5.2 per cent.

Renters make up 53.7 per cent of households. That turnover is the main reason systems here go years between services, and why so many of the units we open have never had a deep clean at all.

The suburb sits in Waverley Council and runs from the Westfield and transport interchange precinct out through Queens Park, bordered by Bondi, Waverley, Woollahra and Paddington.

Common questions

Aircon cleaning in Bondi Junction

How much does aircon cleaning cost in Bondi Junction?

A split system deep clean starts at $249 + GST per unit, with 20 per cent off the second unit in the same visit. Ducted and fan-coil systems start at $350 + GST and are quoted per apartment. There is no call-out fee and no charge for the quote.

Do I need strata approval to have my unit cleaned?

No. Cleaning the air conditioner that serves your own lot is maintenance, not an alteration, so it does not need a committee resolution. If your condenser sits in a shared plant area we contact the building manager to arrange access, which is usually one phone call.

What if I do not know where my outdoor unit is?

Very common here. Give us your building and apartment number and we will work it out with the building manager. In most Bondi Junction towers the condensers are grouped on a plant deck or screened rooftop with the lot numbers marked.

Can you clean a fan-coil unit in a newer building?

Yes. Fan-coil systems still have a filter, a coil and a drain pan inside your apartment and all three need cleaning. We clean what is yours and give you a written note on anything belonging to the central plant so you can pass it to strata.

How often should an apartment system be cleaned?

Once a year as a minimum. Apartments that run the system most of the year, or that have west-facing glass and long afternoon cycles, do better on a six-month cycle.

Will cleaning stop the ceiling stain coming back?

If the stain is condensate from a blocked drain, clearing the line stops it at the source. We flush the drain on every clean, and if the problem turns out to be the building riser rather than your unit we will tell you so in writing.

How long does it take?

About an hour and a half to two hours for one split system. Allow extra if the condenser is on a plant deck and the building requires a lift booking. Two units in the same apartment take around three hours.

Do you cover Queens Park and Waverley as well?

Yes. We cover Bondi Junction, Queens Park, Waverley, Charing Cross and the streets running down toward Bondi, with no travel surcharge.
